Privacy Policy

1. Who we are

Veynest is a rental company starting operations in Austin, Texas. For the information described here, Veynest is the business responsible for deciding how and why it is used (the “controller” under the Brazilian General Data Protection Law, or LGPD, and similar laws).

2. Information we collect

Information you give us. When you join the renter waitlist or express interest as a property owner, we collect:

• your name and email address;
• the city, ZIP code, or property location you enter;
• the optional timing or property type you choose;
• your permission to be contacted, together with the date, the version of the consent text, and the language in which you saw it.

When you send a privacy request, we collect your email address, the type of request, and the language of the page you used. If you email us, we receive whatever you choose to include.

Information collected automatically. Like most websites, our hosting provider processes technical data needed to deliver and protect the Site, such as IP address, browser type, and request times. We use a short-lived, one-way hash of your IP address only to limit repeated form submissions; it is held in memory and not stored with your record.

Cookies and analytics. We use a single preference cookie, veynest_lang, to remember the language you chose. It lasts up to one year. To understand overall traffic, we use Cloudflare Web Analytics, which counts visits in aggregate without cookies, without fingerprinting, and without tracking you across other websites. We do not use advertising or social media cookies or trackers.

Information we do not want. Please do not send us Social Security numbers, immigration or citizenship status, government ID documents, bank statements, credit reports, or other sensitive information through the Site or by email. Our forms do not ask for it.

3. How we use your information

• to keep track of your interest in renting with Veynest or becoming a property partner;
• to contact you about the Austin launch, the waitlist, or a potential partnership, as you asked;
• to understand which areas and timelines people are interested in, so we can plan our launch;
• to respond to your questions and privacy requests;
• to keep the Site secure and prevent spam and abuse;
• to comply with legal obligations and protect our rights.

Joining the waitlist is not a rental application. We do not use your information to make screening, credit, or approval decisions, and we do not make decisions about you based solely on automated processing.

4. Legal bases

Where laws such as the LGPD require a legal basis for processing, we rely on: your consent, for contacting you about the launch or a partnership; our legitimate interests, for keeping the Site secure and planning our launch; and compliance with legal obligations and the exercise of rights, for handling privacy requests and keeping records required by law. You can withdraw consent at any time; this does not affect processing that already took place.

5. How we share information

We do not sell your personal information and do not share it for targeted advertising. We share it only:

• with service providers that run the Site and our communications for us, such as our hosting and database provider (Cloudflare, Inc.) and our email provider, who may use it only to provide their services to us;
• when required by law, legal process, or a government request, or to protect the rights, safety, and property of Veynest, our users, or others;
• as part of a corporate transaction, such as the formation of the Veynest corporate entity, a merger, financing, or acquisition, in which case this policy will continue to protect your information.

6. International transfers

Veynest is based in the United States, and our service providers store and process information in the United States and other countries. If you use the Site from outside the United States, including from Brazil or elsewhere in Latin America, your information will be transferred to and processed in the United States. Where required, we rely on transfer mechanisms permitted by applicable law, such as contractual safeguards with our providers or your specific consent, which you give when you submit a form after reading this policy.

7. How long we keep information

We keep waitlist and partnership interest records while we prepare and carry out our launch, and delete them when you ask us to or within 24 months of our last interaction with you, whichever comes first, unless the law requires us to keep them longer. We keep records of privacy requests for 24 months to show how we handled them. Technical logs are kept by our hosting provider for short periods according to its own policies.

8. Security

We use reasonable administrative, technical, and physical safeguards to protect your information, including encrypted connections, restricted access to our database, and abuse protection on our forms. No method of transmission or storage is completely secure, and we cannot guarantee absolute security. If a security incident affects your information, we will notify you and the authorities as required by law.

9. Your rights and choices

Wherever you live, you can ask us to:

• confirm whether we process your information and give you a copy of it, in a portable format where feasible;
• correct information that is inaccurate;
• delete your information;
• stop contacting you, or withdraw your consent;
• tell you who we have shared your information with.

Texas residents. Under the Texas Data Privacy and Security Act and similar U.S. state laws, you have the rights above, as well as the right to opt out of the sale of personal data, targeted advertising, and profiling that produces legal or similarly significant effects. We do not do any of these things.

Residents of Brazil. Under the LGPD, you also have the right to request anonymization or blocking of unnecessary or excessive data, information about the consequences of not giving consent, and to file a complaint with the Brazilian National Data Protection Authority (ANPD).

How to make a request. Use the privacy request form on this page or email hello@veynest.com. We may ask you to confirm that you control the email address on file before we act. You may use an authorized agent, who must provide proof of your authorization. We will respond within 45 days, and if we need more time, up to 45 additional days, we will tell you why. We will not discriminate against you for exercising your rights.

Appeals. If we decline to act on your request, you can appeal by using the form on this page and choosing “Appeal a decision,” or by emailing us with “Appeal” in the subject line. We will respond to your appeal within 60 days and explain our decision. If your appeal is denied, you may contact the Texas Attorney General or your local data protection authority.

10. Emails from Veynest

We email you only if you asked us to. Every marketing email will include a way to unsubscribe, and you can also stop emails at any time through the form on this page. We may still send messages directly related to a request you made.

11. Children

The Site is intended for adults aged 18 and over. We do not knowingly collect information from anyone under 18. If you believe a minor has given us information, contact us and we will delete it.

12. Changes to this policy

We will update this policy as Veynest grows and launches new services. We will post the new version on this page with a new “Last updated” date and, if the changes are significant, we will notify you by email before they take effect.

13. Languages

This policy is available in English, Portuguese, and Spanish. If the versions differ, the English version prevails, except where the law of your place of residence requires otherwise.
