Terms of Use

1. Who can use the Site

You must be at least 18 years old and able to form a binding contract to use the Site or submit a form. If you submit information on behalf of a company or another person, you confirm that you are authorized to do so.

2. Veynest is in prelaunch

The Site describes services Veynest plans to offer, starting in Austin, Texas. Today, the Site does not offer rental listings, rental applications, screening or approval decisions, leases, property management, rent guarantees, insurance, or real estate brokerage services.

• Joining the waitlist is free, creates no obligation for you or for Veynest, and is not a rental application. It does not guarantee eligibility, approval, availability of homes, pricing, or any particular terms.
• Expressing interest as a property owner is not a management agreement. Any services will be offered only under a separate written agreement that sets out services, fees, and responsibilities.
• Planned features may change. Descriptions of future services, qualification methods, and programs reflect our current plans and may change, be delayed, or not launch at all.

Future services will be subject to eligibility requirements, separate terms, and applicable licensing. Where Texas law requires a real estate license for leasing or property management activities, those activities will be carried out by appropriately licensed persons or partners.

3. Fair housing

Veynest is committed to the federal Fair Housing Act and the Texas Fair Housing Act. We do not discriminate on the basis of race, color, religion, sex (including sexual orientation and gender identity), disability, familial status, or national origin. References on the Site to people without a U.S. credit history describe alternative ways to show financial responsibility; any qualification standards will be applied consistently to all applicants.

4. Your information and communications

Our Privacy Policy explains how we handle the information you share. You agree to give accurate information and to submit only your own contact details, or details you are authorized to share. By checking the consent box on a form, you agree that Veynest may email you about the topic you selected. You can unsubscribe at any time.

5. Acceptable use

You agree not to:

• use the Site for any unlawful, fraudulent, or discriminatory purpose;
• submit false information, impersonate anyone, or submit another person’s information without permission;
• send spam or automated submissions, or scrape, copy, or harvest content or data from the Site;
• interfere with the Site’s security or operation, probe for vulnerabilities, or introduce malicious code;
• use the Site to develop a competing product or service.

6. Intellectual property

The Site, including its text, design, illustrations, logos, and the Veynest name, belongs to Veynest or its licensors and is protected by intellectual property laws. We give you a limited, personal, non-exclusive, non-transferable permission to view the Site for your own non-commercial use. Nothing in these Terms transfers any ownership to you. If you send us ideas or feedback, we may use them without any obligation to you.

7. Third-party links

The Site may link to websites or services run by others. We are not responsible for their content, policies, or practices, and your use of them is governed by their own terms.

8. Disclaimers

The Site and its content are provided “as is” and “as available,” for general information only. Nothing on the Site is legal, financial, tax, immigration, or real estate advice. To the fullest extent permitted by law, Veynest disclaims all warranties, express or implied, including warranties of merchantability, fitness for a particular purpose, accuracy, and non-infringement, and does not guarantee that the Site will be uninterrupted or error-free.

9. Limitation of liability

To the fullest extent permitted by law, Veynest will not be liable for any indirect, incidental, special, consequential, or punitive damages, or for any loss of profits, data, or opportunities, arising from or related to your use of the Site. Because the Site is free, our total liability for any claim related to the Site is limited to one hundred U.S. dollars (US$100). Some jurisdictions do not allow these limitations, so they apply to you only to the extent permitted by the law where you live.

10. Indemnity

To the extent permitted by law, you agree to defend and hold Veynest harmless from claims, losses, and expenses, including reasonable legal fees, arising from your violation of these Terms or misuse of the Site.

11. Governing law and disputes

These Terms are governed by the laws of the State of Texas and applicable U.S. federal law, without regard to conflict of law rules. Disputes will be resolved in the state or federal courts located in Travis County, Texas, and you and Veynest consent to their jurisdiction. If you are a consumer living outside the United States, nothing in these Terms takes away the protection of mandatory consumer laws of your country or your right to bring a claim where you live, where those laws give you that right.

12. Changes and termination

We may update these Terms as our services evolve. We will post the new version on this page with a new “Last updated” date and, for significant changes, notify people on our waitlist by email. Continuing to use the Site after changes take effect means you accept them. We may suspend or end access to the Site at any time, for example to address misuse.

13. General

If any part of these Terms is found unenforceable, the rest remains in effect. Our failure to enforce a provision is not a waiver. You may not transfer your rights under these Terms; we may transfer ours, including to the Veynest corporate entity or in a merger or acquisition. These Terms and our Privacy Policy are the entire agreement between you and Veynest about the Site.

14. Languages

These Terms are available in English, Portuguese, and Spanish. If the versions differ, the English version prevails, except where the law of your place of residence requires otherwise.
