How we calculate

Written, objective rules, applied the same way to every applicant.

  • Income: the monthly rent can be up to 1/3 of your verified monthly income, from any country.
  • Savings: if your income doesn’t cover it, savings worth 12 months of rent also count, with 3 months paid upfront.
  • Credit: a U.S. credit history is optional. With a score below 650, the deposit includes 1 extra month of rent.
  • Security deposit: as listed for each home, usually one month of rent, held in a trust account and returned as Texas law requires.
  • Your immigration status and nationality never change the result.
